Everett’s Least and Most Expensive Home Sales 2022: Quarter One

A few months back in January we shared Everett’s Least and Most Expensive Home Sales of 2021. The story quickly became one of our most popular, so we’ve decided to do a quarter one update to see how things are looking this year. And if you’ve been following Lamoureux Real Estate’s monthly market updates, you know the market has been steadily increasing. 

Redfin’s sales records only allow me to view the last three months. I’m pulling this data on April 6, 2022,  so I apologize this won't include the first few days of January 2022. Nevertheless, after sifting through the single-family homes in Everett over the last 3 months, here’s what I found.

Least Expensive

To hone in on Everett’s least expensive home sale, I searched for home sales below $400,000, which narrowed the search results from 300 to 17 homes. There were actually a handful of cute homes that sold for under $400k, but this 1 bed 1 bath at 2421 Rainier seemed to take the cake; selling in late January for $332,600.

Weighing in at 651 sq ft, the marketing remarks share that this home was stripped down to the studs and totally remodeled 7 years ago. The remarks go on to share there are double pane windows, appliances stay, and the home is move-in ready. This means this home fits our parameters for Everett’s most affordable home sale for quarter one of 2022. 

For comparison, the most affordable home we found that sold last year in all of 2021 was a remodeled 1 bedroom that had sold for $280,000 in late July of 2021. So if we were to compare these two sales, the more recent one sold 6 months later for an additional $50,000. Or a difference of almost 18%, which believe it or not doesn’t seem far off from the general pace at which prices seem to be increasing. And unfortunately, even this most affordable home would still be too expensive (or just too small) for many families. 

Most Expensive

To narrow down Everett’s most expensive home sale I increased the minimum sales price to $1.25 million, which narrowed the search results from 300 to 14 homes. At over half a million dollars more than any other homes that sold in quarter one of 2022, this 1.57 acre gated estate at 328 Alverson that sold for $3.05 million was the clear outlier. 

In fact, I doubt many homes have ever sold for over $3 million in Everett. Which is probably why the 6,861 sq ft mansion took over one year to sell. The marketing remarks tout about the home's 13 seat theatre, pool, tennis court, wine cellar, 8 car garage, and more. If Everett had a “lifestyles of the rich and famous,” this house would fit the bill. 

There it is. Just over $300k on the low end, and over $3 million on the high end. If you’re looking to buy in Everett, hopefully you’re within that range!
