Everett Real Estate Market Update - March 2017

Happy March! Every month we like to take a gander at the Everett real estate market. Let's start with some stats* from last month, February 2017:

Now let's compare those number to the previous month, January 2017:

And just like that the market is back, folks! Things were slower in January, which is typical coming out of the holiday season. Average sales prices from January to February jumped from $306k up to $335k. That's nearly a 10% increase in a single month. Days on market and number of homes sold did not change much. There still aren't many homes available for sale as we see an influx of folks migrating from 'twice the price' Seattle. 

For perspective, let's look at some figures from one year ago, February 2016

Now, comparing Feb 2016 to Feb 2017, we're looking closer to a 7% increase in average sales price. Days on market shrunk from 38 down to 33, and more notably, 164 homes sold down to 131... that's about a 20% decrease in homes sold. Supply is simply not keeping up with demand.

We have mixed feelings about places like the new Riverfront Development, but overall we are glad to see Everett expanding, and we expect density is going to need to continue increasing in order to keep prices sustainable.
