Everett Real Estate Market Update: April 2019

Happy April! Hope you’ve been enjoying these first weeks of spring.

Every month we like to take a look at how the Everett real estate market is trending.* Brought to you by our friends at Lamoureux Real Estate.

Let’s jump in and check out last month’s numbers, March 2019:

For comparison, let’s compare that to the previous month, February 2019:

From February 2019 to March 2019:

  • Prices didn’t budge

  • The average number of days on market went from 40 down to 33

  • The average number of homes sold went from 164 down to 155.

Comparing the two months, it was basically a wash. A slight decrease in average market time would point toward possible increased buyer demand, but that’s cancelled out by fewer homes selling. Things have been stable  the last couple months. For broader perspective, let’s compare to this time last year, March 2018:

From March 2018 to March 2019:

  • Prices increased by a whopping $3,000 on average.

  • The average number of days on market went from 21 days up to 33 days.

  • The average number of homes sold went from 217 down to 155.

Yet again, comparing  year over year, things haven’t changed much. Prices have ticked up slightly, but homes have taken longer to sell. Few homes have been selling in general.  

Is this our most boring market update yet? Maybe. And maybe that’s a good thing. We’ve been due for some stability. Although now that we’re getting into spring, it’ll be very interesting to see how this season goes.
