Everett Real Estate - November 2016 Market Update It's November. How did that happen? Guess it's time for another Everett real estate market update*. Here are last month's results... OCTOBER 2016 Now let's compare October's numbers to the month before that, shall we? SEPTEMBER 2016 The last 2 months were pretty similar. Not much change, really. Let's take a look at last year's numbers, and see how they compare to last month's. OCTOBER 2015 Surprisingly, no drastic changes here either. The biggest change comparing October 2016 to October 2015 is the days on the market (went from 38 last year down to 24 this year). Things are definitely still selling faster, but apparently there's some consistency with things quieting down quickly in the Fall. These have been the most consistent numbers we've seen in a while. Everett Real Estate Market Update - March 2017
Happy March! Every month we like to take a gander at the Everett real estate market. Let's start with some stats* from last month, February 2017: Now let's compare those number to the previous month, January 2017: And just like that the market is back, folks! Things were slower in January, which is typical coming out of the holiday season. Average sales prices from January to February jumped from $306k up to $335k. That's nearly a 10% increase in a single month. Days on market and number of homes sold did not change much. There still aren't many homes available for sale as we see an influx of folks migrating from 'twice the price' Seattle. For perspective, let's look at some figures from one year ago, February 2016: Now, comparing Feb 2016 to Feb 2017, we're looking closer to a 7% increase in average sales price. Days on market shrunk from 38 down to 33, and more notably, 164 homes sold down to 131... that's about a 20% decrease in homes sold. Supply is simply not keeping up with demand. We have mixed feelings about places like the new Riverfront Development, but overall we are glad to see Everett expanding, and we expect density is going to need to continue increasing in order to keep prices sustainable. Everett Real Estate - Market Update June 2016 How's the Everett real estate market performing? We'll tell you! How's the Everett real estate marketing doing? Lets use June 2016 as a reference point*. All these numbers are averages for condos and single family homes combined. Lets see how June's numbers compare to the prior month, May 2016- The most notable changes were less homes sold AND less days on market. The average days on market in June went down to only 16! We have been seeing lots of bidding wars and competition amongst buyers. A glance at the prior year, June 2015: Here's where we see the even bigger changes. Comparing home sales in June 2015 to June 2016, prices have gone up almost 10%, and homes have been selling over 40% faster. We are definitely in a hot sellers market. Will prices go up another 10% over the next year? Are we in a bubble that is about to burst? We don't know. If only we had a crystal ball. Here is what we recommend- buy because you want to buy. Buy because you can afford it, and the time is right for you. The real estate market has always gone up and down over the years, but more up than down. We believe owning is a good investment, especially when it comes to Everett. We don't believe in timing the market. The fact is, interest rates are still insanely low, and even though prices have been going up, you can still get very affordable home in Everett. House it Going? The Future of Everett Home Values
Zillow predicts home values in Everett will increase by 5.7% over the next year. I don't put a lot a of weight in predictions, but I do think the history of the Real Estate market tells us a lot. Over the years, the market has always had dips. The market will go up and up and up, and then down. But then it always starts going back up again, higher than it ever was before. These cycles in the Real Estate market make sense. Land and resources are not becoming any more abundant, but people certainly are. Considering the lessening supply of resources mixed with an increasing population, it makes sense that Real Estate market values would continue to trend upwards over the long haul. Lets be more conservative than Zillow's 5.7% prediction for this next year, and lets say your Everett home appreciates an average of 5% in the coming years (which is about average in general). In 5 years, your $300,000 home would be worth over $382,000. In 10 years, your $300,000 home would be worth over $488,000. Not bad. Especially considering if you were to pay $1,000/ month for rent for 10 years, you'd be flushing away $120,000 over that same time period. That's a big difference in the direction of your net worth. We're confident in the future of the Everett Real Estate market. Between all the new development happening (Aero, Grand Bridge, Waterfront Place, etc) and stellar new spots opening around town (Crucible, Bluewater, Potala Marketplace, etc.), we believe Everett is only going to keep getting better and better. 6 Signs the Everett Real Estate Market is Sizzling
An update on the Everett real estate market. Over the last couple months we've featured some of Everett's best new listings as they've hit the market. We like sharing about Everett homes because, well, we're Realtors, but also because we know there's a lot of people out there considering buying in Everett and Everett homes are a GREAT value. One interesting fact about the last six homes we've featured have been their higher price ranges. Yet, despite the higher-than-average prices, these homes have been selling like hot cakes! For example: 1. 1420 Rucker, $385k, sold in 2 days. 2. 1311 Grand, listed at $424,950. Sold in 3 days for $457,500. 3. 3219 Grand, $400k, sold in 5 days. 4. 2318 Baker, $415k, pending in 3 days. 5. 1624 Rucker, listed at $610k. Sold in 4 days for $635,000. 6. 3416 Bell, listed at $495k. Sold in 6 days for $485k. The median home price in Everett over the last year has been approximately $325,000 with an average number of days on market of about 35. Looking at these 6 homes, though, their average price has been about $460,000 and their average days on market has only been 4! Wow. Now, we recognize the fact that these 6 homes were 'cherry picked' and this data doesn't include the whole of Everett. But, typically higher priced homes like these do not sell as fast. The higher-than-average a home is priced for the area, the less number of qualified buyers there are. So, when we see homes priced higher than Everett averages selling so fast, that's a sure sign of how strong the Everett market is. If you're thinking of buying or selling in Everett- Here's what this all means for you. Inventory is low, which gives sellers the upper hand. But, interest rates are still at historic lows, which means buyers are motivated and it's still a great time to buy. Sellers have the advantage of high buyer demand, but over priced and poorly marketed homes are still not selling.
